Development perspectives
The building permit is valid and construction can begin immediately. The frame system allows the function of each floor to be changed, the number and size of living units to be varied, and the facade treatment to be chosen. Beyond apartment sales, we highlight two directions with confirmed demand in Riga.
As society ages, Riga faces an acute shortage of long-term social care places. There is a shift from hospital/nursing-ward formats to apartment-type rooms in a family setting — exactly the kind of service this building can provide. The service is regulated by Cabinet Regulation No. 338.
Family-type institutions have the lowest competition and the highest municipal co-financing (up to €800 per month per person) — there are only 11 such providers in Riga. 2024 price level: €1,400 per place without impairments and €1,700–2,100 per place with significant impairments.

Figures are the project's indicative estimates, based on 120 places at €1,700–1,900 per place per month. They are not a promise or guarantee.
The location is ideal for student housing: ~2 km to Rīga Stradiņš University (5–10 min by public transport), 20–25 min to the centre, with green areas next door — Nordeķi park, Dzegužkalns and the Botanical Garden. The Jūrmala–Mežaparks cycle path is also within reach.
The building can be planned as modern student accommodation with 104 living units (up to 184 residents). Each unit has a bed and workspace, a kitchenette, built-in wardrobes, an en-suite bathroom and a fibre-optic internet connection. Accessibility for people with limited mobility is also provided.
Layout and unit-count figures correspond to the student-housing configuration; they differ from the apartment-sales scenario.

The building's structural frame allows two typical-floor layouts — a variant with 1–2–3–4-room apartments (72 apartments in total) or a variant with 1–2-room apartments only (84 apartments in total). Both variants have 26 basement car parking spaces, a lift running from the basement to the attic (where storage units can be fitted for all apartments), and an indicative sales price from €3,000/m² with full finish.
